GROWTH & DEVELOPMENT IN PENSACOLA 🚧

Escambia County’s steady population growth and economic development is projected to continue increasing fueled by a moderate growth job market and expanding industries.

  • Escambia County's population is projected to continue increasing at a rate of approximately 1% per year.

  • Pensacola’s Metro Area population increase, in 2025, is estimated to be around 363,000, a 0.55% increase from 2024. 

The areas population growth plays a key role in both residential housing and commercial developments. Several infrastructure projects underway including the Hollice T. Williams stormwater park with a focus on improving the 1.2 mile park area and amenities, expanding and beautifying the pond, and connecting the park and pond to the surrounding neighborhoods. Also included is the Palafox Street redesign which will transform downtown P’Cola into a simply amazing environment. New commercial developments, strip malls and restaurants, are also in the works especially in the Northwest P’Cola region along the Nine Mile corridor.

We all seen the new residential housing projects popping up all over, including luxury condos, infill housing, and large-scale subdivisions, leading to rising home costs and rental prices.

Several INFILL HOUSING INITIATIVES are in place for both the county and metropolitan area. (A.K.A building new homes in established neighborhoods on lots previously unused or neglected, effectively "filling in" the existing development pattern). INFILL HOUSING is an approach used to revitalize communities, reduce urban sprawl, and make efficient use of existing infrastructure. 

Below are several local Urban Infill Programs:

  • The Escambia County Housing Finance Authority (ECHFA) targets infill properties for affordable housing development, focusing on efficient, sustainable homes for low to moderate-income, first-time homebuyers. 

  • Escambia County is launching a new affordable housing project on county-owned infill properties in Pensacola, targeting areas with vacant lots.  Escambia County plans to build 21 more infill houses using federal and matching funds.

  • Community Land Trusts:

    The City of Pensacola is developing affordable housing on Community Land Trust properties, including a project at the former Malcolm Yonge Gym. 

  • Habitat for Humanity Partnership:

    Escambia County is partnering with Pensacola Habitat for Humanity to sell 14 infill homes to eligible buyers. 

  • Paces Foundation:

    The Paces Foundation is planning to build affordable senior and family units on the former Baptist Hospital campus; Avery Place Apartments and Kupfrian Manor.

EGG MY YARD -ORDER AN EASTER EGG HUNT🥚

There are lots of services marketed online today, Scoopin’ Poop, Christmas light decorating, and Halloween decorators to name a few. Here’s an EASTER EGG HUNT you can order online. PLEASE EGG MY YARD is a crazy fun idea for anyone too busy or simply wanting to change it up and just attend a hunt without all the work. Candy and Toys fill the eggs along with a note from the Easter Bunny.

ESCAMBIA COUNTY EQUESTRIAN CENTER 2025 EVENTS 🐎 

The Escambia County Equestrian center 🐎 ain’t no rodeo (well, actually there is one scheduled for May 3rd) but it’s not just for horses! This is also the venue for many different types of local events for 2025:

  • Beulah Dash Easter Egg Hunt & 5k Run,

  • Community Sunrise Service,

  • Wildcat Endurance Run,

  • Multi Rescue Sheltie Adoption Day

  • Corn Hole Tournament 

  • AKC Agility Trials

  • Beulah Dash Christmas Car & Craft Show

The multi-function equestrian center and 178-acre equine park is located at 7750 Mobile Highway in Pensacola. The site includes an 4,000 seat covered arena, three outdoor arenas, 35 RV sites with full hookups and the center can support concessions for large events. Best of all, for all the horse 🐎 lovers, there is a 2.5 mile loop or trail to explore by horse back.
