DISCOVER THE BEST EVENTS, HIDDEN GEMS, AND LOCAL STORIES.

QUICK. FREE. INFORMATIVE.

Morning P’Cola,

Springtime in Pensacola doesn't just arrive; she makes a grand entrance, shaking off the winter chill like a wet dog on a porch. The azaleas are already blushing deep pink, and that sweet, heavy scent of jasmine is starting to drift through the screen doors.

March means the wisteria is draping over the fences like fine lace, and the Gulf is turning that particular shade of emerald that’ll make you forget every winter day we’ve had.

We are Discover P’COLA, Pensacola’s #1 newsletter. We’ve got local insights, local events, local news & weather; we’ve got it all! Take your time, read and enjoy.

See ya out there.

MARCH FORECAST

The classic proverb says March "comes in like a lion and goes out like a lamb." Here in Pensacola, that "lion" can show up as a final, surprising cold snap - we call ‘em "blackberry winters" also known as brisk, windy days off the Gulf that make the azaleas shake.

CITY EVENTS - CALENDAR

Project Maeve.

The City of Pensacola is currently in active negotiations for a $76 million Triumph Gulf Coast grant. The project will establish the Southeastern headquarters for Birdon America Inc. at the Port of Pensacola. It is projected to create 2,000 jobs, making it the second-largest employer in the city, trailing Baptist Health Care. Mayor D.C. Reeves goal is about shifting the Port’s identity from traditional cargo to high-value, specialized maritime manufacturing.

Aerospace Expansion (ST Engineering) @ PNS

Construction is moving full steam ahead on the third hangar at Pensacola International Airport. This is part of the $210mil complex designed to turn Pensacola into a global hub for aircraft maintenance. As of this week, the facility is on track to begin operations in the second half of 2026.

Innisfree Hotel

Announcing the grand opening of The Landing on Pensacola Beach. A major reimagining of waterfront space with the intent to capture the "event tourism" market. A Vendor Expo is scheduled for Friday, March 6, to signal their entry into the high-end corporate and wedding market.

PENSACOLA REAL ESTATE

Our Pensacola housing market is finally normalizing. The luxury tier still hits a median of $1.1M. Local starter homes hover around $232k. The general shift toward stability means one thing for local residents: now is the time to buy. In a stabilizing market, investing in a home provides long-term security and equity that renting simply cannot match. If you’re on the fence, make this the year to secure your future and choose to buy instead of rent.

"Sugar, in a market as steady as ours, paying rent is just like watering your neighbor's garden—you're doing all the work, but they're the ones getting the prize roses. It’s high time you claimed your own little piece of Pensacola sunshine and started growing some equity of your very own."

FIVE INTELLIGENT REASONS TO BUY
  • #1 If you plan to stay for 3+ years.

  • #2 Homeownership Equity - Pay yourself instead of handing an average of $21,000 per year to the landlord.

  • #3 Buying protects you from annual rent increases; 4–7% which can add over $10,000* to your rent in just a few years.

  • #4 FL Tax Benefits may be applied by deducting mortgage interest and property taxes from federal income tax.

  • #5 Florida's Homestead Exemption - provides additional protection and tax reductions for primary residences.

Buying in Pensacola is simply planting your own shade tree instead of paying a landlord for the privilege of sitting under his. Would you like me to find some local listings so you can start growing your own roots?

*While buying in Pensacola offers the chance to build equity in a stable market, remember that homeownership comes with variables related to financing costs and responsibilities like property taxes and insurance that aren't in a rent check. Always check the latest local tax assessments and flood zones before you put down stakes.
